Do builders up-charge (markup) the price of solar on their new homes they sell? In this video interview Mary Coonce of Porchfront Homes answers that question.
4th Video with Mary Coonce in the series of videos I did with her this week.
Mary Coonce: One point that I would like to make Dave, it is interesting event though we offered the different options and show people how much it costs - it is really interesting a lot of people want these things but it is really hard for them to get their heads around expense.
It took a while for appraisers to get on board that this is definitely a value of the house. So what we decided to do since we redesigned all the roof so they can all accommodate solar - we are just going to include it.
We never up charge for green features anyway. Some says oh I want solar and this is how much it is period I am not adding anything on to it for builder profit. So we thought why not just put it in anyway? And that seems to be higher demand.
It is already there and they (homeowner) is like fine, even though the price might have been the same because we have to raise the price to accommodate this price of the cost.
So if the price of the house was $650,000 normally and the solar is going to cost me with the electrical and everything else another $15,000 - we say the house is $665,000 - they eagerly pay the $665,000.
But with the $650k they wouldn’t have necessarily added solar to it.
SolarDave: Do you get the rebate?
Mary Coonce: They do. The customer actually does not get it - it is REC Solar or Namaste Solar Electric because they do all the paper work.
I just charge them what it costs me.
SolarDave side note: I think that is great they are not marking it up. This should help the adoption of solar more on new homes.
